Those who thought, rather not with any logic, that the apartment prices would come down in Bangladesh in the wake of global economic downturn have been living in the fool's paradise. What happened in the outside world, particularly in the property market, does not have any bearing on the situation in Bangladesh. The most glaring example is ever rising apartment and land prices.
DCC under pressure to close Wonderland
The Dhaka City Corporation (DCC) is going to close down the Wonderland, a children Park at the posh area of Gulshan, reportedly under pressure from the influential quarters for building super deluxe apartments for the wealthy people.
অবৈধ লেনদেন ও কালো টাকার ব্যবহার রোধে নগদ অর্থে কোন ডেভেলপারের কাছ থেকে প্লট বা ফ্ল্যাট ক্রয় করা যাবে না। ক্রেতাকে অবশ্যই ব্যাংক চেকের মাধ্যমে মূল্য পরিশোধ করতে হবে। ডেভেলপারও ব্যাংক চেকের মাধ্যমে ক্রেতাকে অর্থ ফেরত দেবে। রিয়েল এস্টেট উন্নয়ন ও ব্যবস্থাপনা অধ্যাদেশ-২০০৮ এ যেকোন ক্ষেত্রে নগদ অর্থ লেনদেনে বিধিনিষেধ আরোপ করা হয়েছে।
আমাদের এক সিনিয়র অধ্যাপক আমাকে জিজ্ঞেস করলেন, যুক্তরাষ্ট্রে যেভাবে এবং সেটার জের ধরে উন্নত বিশ্বের অন্য অর্থনীতিগুলোতে যেভাবে রিয়েল এস্টেট বা ঘরবাড়ির মূল্য কমছে, তাতে আমাদের দেশের ঘরবাড়ির মূল্য কমবে কি না। তাঁর এই প্রশ্নের উত্তরে আমি বললাম, সেটা আশা করা ঠিক হবে না। আমাদের রিয়েল এস্টেট মার্কেটের অবস্থাটা সম্পুর্ণ ভিন্ন। এখানে এই সম্পদ লোকে কেনে বাস করার জন্য, কিংবা জমি হলে ঘরবাড়ি নিজে নির্মাণ করে থাকার জন্য। আগে নিজেরা তৈরি করত, এখন শখানেক ডেভেলপার নামের নির্মাণ কোম্পানি ওই সব বাড়ি তৈরি করে দেয়। আস্ত বাড়ি একজনের পক্ষে কেনা সম্ভব হয় না, সে জন্য ডেভেলপাররা ফ্ল্যাট তৈরি করে দশজনের কাছে বা বড় প্রজেক্ট হলে আরও বেশি লোকের কাছে বিক্রি করে। লোকে তখন বাড়ির মালিক হয় না, হয় ফ্ল্যাটের মালিক।
